As the leaves turn and the nights grow longer, Halloween brings tales of fright and folly. But in the world of property management, it’s not just ghosts and goblins we need to worry about—there are real nightmares lurking around every corner! Our Senior Property Manager, Arnis Koleda, sheds light on the common pitfalls and pitfalls to avoid in property management:
1. A Spine-Chilling Surprise: Boiler Pressure Drop
What to Avoid: Turning on the heating for winter only to find it doesn’t work because the boiler pressure has dropped over the summer.
Tip: Check the boiler pressure, which should typically sit between 1 - 1.5 bar on most systems. An easy DIY check can save you a potentially costly contractor call-out! Ensuring it’s at the right level now means fewer scares as temperatures drop.
2. Creaky Pipes and Ghoulish Leaks
What to Avoid: Ignoring minor leaks or odd sounds from pipes, which can lead to unexpected bursts or water damage.
Tip: Inspect pipes, especially in basements and other colder areas. Sealing small leaks or tightening connections can help avoid bigger, more costly scares down the line.
3. Cobwebs in the Vents – Airflow Issues
What to Avoid: Blocked vents and dirty filters, which can lead to poor air quality and inefficient heating.
Tip: Clean vents and replace filters to avoid mold buildup and ensure optimal airflow, helping to keep your home fresh and warm all winter.
4. Flickering Lights – Haunted or Just Faulty?
What to Avoid: Ignoring flickering lights, which could indicate electrical issues.
Tip: Check all lighting and sockets for any signs of electrical faults, especially in outdoor lights. Carry out an Electrical Installation Condition Report (EICR) to catch any lurking dangers. Fixing these before winter ensures you’re not left in the dark (literally!).
5. Shadows on the Wall – Damp and Mould
What to Avoid: Letting damp areas go unchecked, especially in bathrooms and basements, as they can lead to mould.
Tip: Inspect areas prone to moisture, as damp issues can become more severe in winter. Ensure proper ventilation and consider using moisture traps if needed.
